Property Description

The 122± ac Gazley Rd Farm and Timber Property is offered in a Nov. 17 Sealed Bid Auction. Located ½ mile north of Canyonville, along the I-5 corridor between Roseburg and the South Umpqua River Valley, the property fronts Gazley Road, north of the South Umpqua River, with excellent access to I-5 Exit 105, one mile west. Improvements include a 5,400± sf, two-story, 5-bedroom, 3-bath home built in 1987, with views south to the Umpqua River Valley. The upper level features 3 bedrooms, 2 baths, kitchen, dining and family rooms, and a large covered deck. The daylight basement has a second full kitchen, 2 bedrooms, 1 bath, dining and family rooms, offering potential for separate living quarters. Both levels have wood stoves, electric heat, and on-site well and septic. A 5,000 sf insulated metal shop has a concrete floor and large drive-in door. Other improvements in poor condition include two greenhouses and two manufactured homes, each with well and septic. In November 2025, Seller obtained tentative Douglas County approval, subject to conditions, to partition the property into three parcels: two 1.5-acre parcels for replacement homes where the manufactured homes are located, and a 119± ac parcel containing the home, shop and balance of the farm and timberland. Approval expires November 2027, with a possible extension to November 2028.Water storage rights (File No. R-88883) allow storage of up to 40 acre-feet in the existing pond/reservoir, with water appropriated from a South Umpqua River tributary December 1–June 30 for multiple agricultural uses. Acquisition of the 122± acre Gazley Road Farm and Timber Property, including the home, shop, water storage rights and potential for two additional homesites, offers a unique Southern Oregon opportunity with excellent access to I-5, Seven Feathers Casino Resort and Umpqua Valley wine country. Offered at a published reserve price of $498,500.
